House clearance

House clearanceHouses, flats and bungalows across Norfolk

One room, one item or the whole property — cleared, loaded and swept, with the waste taken to licensed facilities.

Clearing a home is rarely just about the rubbish

Most house clearances happen at a difficult moment: a tenancy ending on a fixed date, a sale going through, a relative’s home that has to be emptied. We work room by room, keep what you tell us to keep, and take the rest away in one visit wherever the volume allows.

Furniture and mattresses, fridges and washing machines, wardrobes that will not come apart, loft boxes, carpets lifted and rolled — it all gets carried out by hand, so stairs, narrow landings and no parking are problems we plan around rather than reasons to say no.

For landlords and letting agents we can work from key access and send you the waste transfer note for your file. For probate and bereavement clearances we go at your pace, set aside anything you want to look through again, and never rush a room.

What a house clearance covers

  • Full house, flat and bungalow clearance
  • Landlord and end-of-tenancy clearance
  • Probate and bereavement clearance
  • Single item and part-room collections
  • Loft, garage and shed emptying
  • Carpets, kitchen and bathroom units

How the quote is worked out

We price on the volume of waste, how long the loading will take, the access at the property, and the disposal charges for what is being taken. Send photos of each room on WhatsApp with the postcode and we will give you a fixed, no-obligation quote before anything is booked. Our promise is simple: everything agreed is loaded and taken, all waste is disposed of legally through licensed operators, and the area is left swept and tidy.

Your waste, your responsibility

Why the licence matters

When someone takes waste away from your home, the law still treats it as your waste. If it is fly-tipped and traced back, the householder can be fined as well as the person who dumped it. That is why it is worth asking any clearance company for its waste carrier registration number before you book — and worth being suspicious of a quote that seems far too cheap.

Ours is CBDU629229. It is an upper tier registration, which is the tier legally required to carry other people’s waste, and you can check it yourself on the Environment Agency’s public register of waste carriers, brokers and dealers. Ask us for a waste transfer note for your job and we will give you one.

Registration valid to 19 March 2029. Upper tier carrier and dealer.

Frequently asked questions

How does the quote work?

Send a few photos of what needs clearing on WhatsApp along with your postcode and how easy the access is. We work the quote out from the volume of waste, how long the loading will take, the access at the property and the disposal charges for what is being taken. You get a fixed, no-obligation quote back before anything is booked, and it does not change on the day unless you add to the job.

Do I need to be there?

It helps if you or someone you trust is there at the start so we can agree exactly what is going and what is staying. Once that is agreed, you do not have to stay. We can also work from key access arranged with a landlord, letting agent or executor.

What happens to the waste?

Everything is taken to licensed waste transfer and recycling facilities. Anything that can be reused or recycled is separated where possible, and nothing is ever left at the roadside or fly-tipped.

Can I get a waste transfer note?

Yes. Ask us and we will give you a waste transfer note for your job. It records who took the waste, what it was and where it went, which is your proof that it was handled legally.

How much notice do you need?

Usually a day or two is plenty, and we can often help sooner. We work seven days a week from 07:00 to 21:00, so evening and weekend slots are available for end-of-tenancy and probate deadlines.

Do you clear one item or a whole property?

Both. It can be a single sofa or fridge, or an entire property from loft to garden. Tell us what you have and we will quote it either way.

Which areas do you cover?

Great Yarmouth, Gorleston-on-Sea, Caister-on-Sea, Hemsby, Acle, Brundall, North Walsham, Norwich, Lowestoft and Beccles, and further across Norfolk and Suffolk. If you are not sure whether you are in range, just ask.

What can't you take?

Some items are controlled and need a specialist: asbestos, gas bottles, paint and chemicals, tyres, and clinical waste. If you think any of these are in the property, check with us first and we will point you in the right direction.
